Many properties in the UK have a ground floor bedroom situated beside the kitchen, and one of the first questions buyers may ask themselves is whether it’s worth creating a more spacious kitchen by knocking the wall down. The problem is, if you already have a fully functioning kitchen that’s decent in size, you may prefer the advantage of a third bedroom. More bedrooms can often mean a higher overall value when you sell or rent the property, however, the kitchen is the most important room in a home, and if it feels too cramped or small, the potential buyer may not be quite as interested. In many cases, the question you need to ask yourself is whether you want a more spacious 2-bedroom house or a rather cramped 3-bedroom house.
